MARKETING


Our marketing includes signage at the property (if approved by Landlord & Body Corporate), and colour brochure and window display.


INTERNET


Immediately your property is listed with Chris Burke & Company, it will be included in www.chrisburke.com.au, www.domain.com.au and www.realestate.com.au.


Your property will be displayed with all relevant information including availability dates, inspections etc., allowing prospective tenants access to your home.

TENANT SELECTION


Chris Burke & Company selects the best tenant for your property by thoroughly investigating the following:



  • Past and current employment details including references
  • Past rental history including Landlords reference
  • Past rental inspections with previous real estates

As soon as we receive notice to vacate from your tenant, we commence seeking new tenants immediately.


AGREEMENT PREPARATION


Once a suitable tenant has been selected, we will arrange for the completion of the Residential Tenancy Agreement and the lodgement of bond monies to the Rental Bond Board, as well as the provision of all keys to the premises.


PROPERTY INSPECTION


Prior to the signing of the Residential Tenancy Agreement, we will carry out a carefully detailed condition report of the property. We will also take photographs where necessary. Prior to the first agreement, which are then kept on file. Both the initial inspection report and photographs are referred to at the end of the tenancy.


RENTAL COLLECTION


Paying rental monies is made as simple as possible for our tenants we provide. B-Pay set up and direct rent payments allowing tenants to make rent payment directly into our account 24 hours, 7 days per week.


This method substantially reduces late payments.


ARREARS CONTROL METHODS


Our Property Management software is the latest “Console Gateway 2005” management program, and allows us to print “arrears reports” as soon as a rental payment is overdue. This report lists the name of the tenant, property address, the date rental was due and the exact amount outstanding required bringing rental up to date.


These reports are printed out daily, so those tenants who fail to make the required payment on time, for whatever reason, are contacted immediately.


PERIODIC INSPECTIONS


All properties are inspected initially in 3 months and then every 6 months, and the results of these inspections are discussed with the Landlord.


REPAIRS AND MAINTENANCE


Repairs are monitored very closely, and are acted on according to each Landlords particular instruction in the Management Agency Agreement. Should a repair of any urgent nature be reported, eg. No hot water, burst water pipe, we will need to attend to it as soon as possible as it is an essential service. Complete records are kept of all repairs and maintenance carried out to your property, for future reference and also for your tax purposes.


Any repairs carried out are paid for from rental monies held on your behalf in our Trust Account. Full details of any repairs are printed on your monthly statement, together with a copy of the relevant account for your reference.


At Chris Burke & Company, we have a complete team of reasonably priced and highly competent trade’s people. Should you have a preferred tradesman, simply fill in the details on the Management Agency Agreement, and we will ensure that these person/persons are engaged in relation to your property.


STATUTORY DISBURSEMENTS


Payment of all statutory accounts can be paid from rental monies on your behalf. Such accounts include Council Rates, Water Rates, Insurance and Body Corporate levies. In relation to Water Rates, any excess water usage is automatically invoiced to the tenant where separately metered and reimbursed to the Landlord.


RENTAL REVIEWS


We ensure you receive full market rental for your property and regularly assess this taking into account such factors as current markets rentals, vacancy factors in the area of similar properties, the general condition of the property and the quality of the tenant and length of their tenancy. All increases are then referred to the Landlord for final approval.


MANAGING THE TENANT


It is our duty as your Property Manager to ensure that the tenant is well educated as to what is expected of him/her under the Tenancy Agreement. Whether it be regular garden maintenance, payment of rental in advance, noise control or the behaviour of visitors to your property, we manage the tenant for you ensuring as much as possible that the terms of the Residential Tenancy Agreement are complied with. We aim to establish the best relationship with all our Tenants.


MONTHLY ACCOUNTING


Each month we prepare and forward you post a detailed monthly Rental statement for your property. The statement details the rental period, rental monies collected, disbursements and sundries, then we deposit money into your nominated account on the last working day of the month.


Should you require any advance payments, or mid monthly deposits, these can be handled for you whether as a one off payment or on a regular basis.


FINANCIAL YEAR STATEMENTS


Our office will provide a full Annual Financial Year Statement as at 30th June listing all income and expenditure in relation to your property. This will save you time and fees when dealing with your Accountant.


LEGAL REQUIREMENTS


t is our duty to ensure that all requirements of the various sections of Government legislation relevant to property investment are complied with.


INSURANCE


The correct form of insurance is imperative when leasing your investment property.


Several insurance packages are available specifically tailored to meet Landlords’ needs including such items as loss of rental income.


We are happy to advise and arrange this on your behalf.


INDUSTRY TRAINING


All our staff are kept up to date with the latest information from the Real Estate Institute and with market statistics from the Rental Bond Board as well as updates from the Residential Tenancies Tribunal.


All staff are receiving on going professional training to ensure that our knowledge and skills are kept at the peak of the industry.
